NVR Acquires Heartland Homes

Heartland Homes is now part of NVR Inc.

NVR completed the acquisition on the second largest homebuilder in Pittsburgh on Dec. 31.

NVR will continue to market under the Heartland Homes name, which is a  compliment to NVR's Ryan Homes business. 

Heartland Homes has a number of residential communities in Allegheny and Butler counties, including:

The Village at Sweetwater and Legacy Village in Sewickley

Pinecrest and Stonecrest in Pine Township

Parkview Estates in Richland Township

Mystic Ridge and Orchard Park  in Cranberry

The Waterford Place in McCandless

Northtowne Estates and Venango Trails in Marshall Township

Amherst Village and Myoma Woods in Adams Township

Briarwood in Franklin Park

Sonoma Ridge and Berringer Court in Moon Township

Stafford Park and Trotwood Acres in Robinson Township

Heartland plans to build 50 townhouses along Cumberland Road as part of the McCandless Crossing development.

Also on the drawing board are plans for 170 townhouses and 130 single-family homes on the former Highland Country Club property in Ross Township.

"Heartland's operating strategy, which includes pre-selling homes and purchasing finished lots from land developers, is consistent with NVR's 'asset light' business model. In addition, NVR intends to expand the size of Heartland's business within the Pittsburgh market as the housing recovery continues over the next several years," according to the NVR press release.

Heartland Homes was founded in 1984 by Alan "Gus" Gillespie of Upper St. Clair. He is the son-in-law of the late Ed Ryan, founder of Ryan Homes in 1948.

Gus' son, Edward Martin "Marty" Gillespie, became president of Heartland Homes in 2005. Marty will continue to manage the Heartland business, which oversaw the 2011-12 construction of Village at Sweetwater, luxury brownstones in the heart of Sewickley.
